Opportunity
We are seeking a dedicated and detail-oriented Real Estate Administrator to support our real estate and property management efforts.
This position is crucial to ensure the efficient operation and management of our extensive real estate portfolio, encompassing various properties and facilities worldwide.
The Real Estate Administrator will work closely with plant leadership to streamline administrative processes, facilitate property-related transactions, and maintain accurate records.
Specific Responsibilities Utilizing market data, negotiates on new and existing leases.
Works with national real estate firms and brokers to secure market data, sales, and lease compensation for specific real estate projects.
Analyses lease records vs.
market conditions.
Provides in-depth analysis of real estate comparisons/opportunities and summarizes negotiated savings and cost avoidances on completed transactions.
Secures copies of global office and plant facility leases including original leases, lease amendments, letters, and any other related lease documentation.
Monitors critical dates of lease portfolio, determines the current status of lease, (terminated, operating month to month, renewed without proper documentation, or in holdover status), and works with leadership to stay within the terms of the lease.
Uploads lease documentation to the internal real estate platform and sends out internal real estate alerts for all lease transactions.
Monitors lease purchase orders, ensuring new purchase orders are created by assigned leadership contact with correct payment terms.
Works with Kohler Accounts Payable to remediate any payment or vendor issues.
Responsible for tracking lease dates, tenant improvement allowances, free rent, and other time or financial incentives in lease documents to ensure dates are recognized and actions taken in compliance with lease requirements and financial incentives are received.
Reviews estoppels and certificate of insurance requests from landlords, ensuring documents are approved by legal and executed by leadership to meet required deadlines.
Updates all monthly and annual corporate properties reports including monthly pipeline report and Annual Property Book report.
Briefs staff on project details and prepares material for executive management presentations, including prospective location lease summary of terms, competitor mapping, and photos.
Assists with lease, acquisition, and disposition due diligence, approval preparation, and documentation/presentations.
Skills/Requirements Bachelor’s degree required, preferably in real estate, finance, or business administration.
5+ years of real estate experience, with exposure to international locations preferred.
Experience with financial analysis, reporting, and lease administration is required.
Experience with PowerBI is a plus.
Applicants must be authorized to work in the US without requiring sponsorship now or in the future.
The salary range for this position is $141,450 - $181,850.
The specific salary offered to a candidate may be influenced by a variety of factors including the candidate’s experience, their education, and the work location.
