*What to expect*
Performs a variety of complex tasks under general supervision related to acceptance, registration, recording and filing of real estate documents and uniform commercial code (UCC) filings.
*Essential Duties*
* Reviews real estate documents, Wisconsin real estate transfer tax returns, UCC filings and other recordings and filed documents for accuracy, completion and conformity under state statutes, and accepts same for recording or filing; assigns certificate or recordation and document number.
* Completes computer terminal entry from real estate documents; posts, cross indexes and tracts complex real estate legal descriptions and grantor/grantee information.
Posts, cross indexes, tracts and enters UCC filings.
* Acts as cashier, collecting various fees and revenues, ascertaining they are correct and issues receipts and change as needed.
* Operates equipment including but not limited to reader printers, photocopiers, windows-based software programs such as Microsoft Word, Excel, and the current land record software program, cash registers and calculators.
* Answers the telephone and gives general information in response to public and private sector clients; transfers specific calls to appropriate staff members or voice mail.
* Searches and prepares reproduced recorded and filed documents upon request; collects statutory fees and delivers copies to requestor.
* Serves at the counter assisting clients as needed with forms and gives general information in response to public and private sector clients.
* Assists individuals, attorneys, title companies and other clients in researching recorded and filed documents.
* Assembles and returns recorded documents on a timely basis.
* Be prepared to fill in other positions to cover for vacations or absence.
* Performs any other duties as may be assigned.
*Qualifications*
* High school education or equivalent education supplemented by technical school or college course work in real estate law or equivalent experience and training in areas such as a law office, title insurance company, or bank that provides the required knowledge, skills, and ability.
* Basic knowledge of legal terminology and math skills.
* Basic knowledge and understanding of legal documents particularly pertaining to real estate and Uniform Commercial Code (UCC).
* Passing score on Sheboygan County Register of Deeds written exam.
* Ability to extract legal descriptions and names and enter them in a computer terminal in a windows based environment at an acceptable rate of speed.
* Ability to operate complex equipment including but not limited to scanners, reader printers, photocopiers, personal computers using specialized Windows-based software , cash registers and calculators.
* Ability and willingness to work well with the public and other staff members; ability to assist a wide variety of individuals in a courteous and timely manner.
* Ability to follow complex oral and written instructions.
* Ability to perform assigned functions with a minimum of error at an acceptable rate of speed.
* Ability to type at a minimum rate of 45 wpm.
*Work Environment & Physical Requirements*
* Reports to Office Supervisor and Register of Deeds.
Does not supervise any other employees.
* This position involves frequent interaction with the public.
Must be able to consistently provide courteous and helpful assistance to users of the office.
* Work is performed primarily in a standard office setting.
Ability to frequently lift up to 25 pounds, and a combination of sitting and standing postures may be required.
* Must be able to operate complex equipment including but not limited to scanners, microfilm camera, duplicators, reader printers, photocopiers, personal computers, cash registers and calculators.
* Risk of blood borne pathogen exposure is considered low.
